Welcome to the Money Sex Gen X Podcast! This is Season 4, Episode 4: 10 Things They Don’t Tell You About Real Estate. I’m your host, Eric McLoyd, aka the Scottie Pippen of podcast pimping, and I’m never alone.
[1:00]
I’m joined by my brother Big Stu—Titan of Teen Tech, music mogul in the making, the Rasheed Wallace of stock market knowledge.
[1:38]
Today’s topic is personal. We’ve both been involved in real estate for years. I started in a legal environment, learning about titles and easements, and later stepped into ownership. Big Stu even got his real estate license out of desperation back in the day!

🔟 The 10 Things They Don’t Tell You About Real Estate
[4:44] 1. Rappers Love Real Estate
It’s not just chains and cars. Rappers like Rick Ross, T.I., and Slim Thug are deep into real estate. Many leverage legal teams and public-private partnerships to build wealth.
[10:49] 2. Real Estate = Land + Rights
Real estate isn’t just property—it’s land, plus air rights, mineral rights, easements, and zoning. Always review the title commitment and survey before buying.
[30:00] 3. Mortgage ≠Note
The “note” is your promise to pay. The “mortgage” secures the lender’s right to take your property if you don’t. Two different documents, often confused.
[48:04] 4. Renting Isn’t Always Bad
Renting can be cheaper than owning—no repairs, no taxes, more mobility. Jay-Z and Beyoncé rent $400K/month homes by choice. It’s a strategic move.
[51:05] 5. Mortgages Aren’t the Only Way to Own
Venus Williams bought her mom a house—no mortgage needed. Real estate can also be transferred via inheritance, trusts, or county land banks.
[1:09:00] 6. Real Estate Gets Promoted More Than Stocks
Real estate is often easier to grasp, and it’s more profitable for lenders and brokers. Stocks feel abstract, but real estate is tangible and widely marketed.
[1:19:08] 7. Real Estate Tech Is Booming
“Proptech” platforms are changing the game—virtual tours, rental apps, and real estate investing tools are attracting billions in VC funding.
[1:23:54] 8. 1031 Exchange = Tax Deferral
Swap one investment property for another without paying capital gains tax—if you follow strict IRS rules. Used heavily by seasoned investors.
[1:26:30] 9. Developers Use Other People’s Money
Whether it’s a $25M deal by Derrick Rose or your cousin’s fix-and-flip, developers leverage investors, city funds, and tax credits—not their own cash.
[1:37:08] 10. Passive Income is Real
You can make money from REITs, Airbnb, rental properties with a property manager, or even wholesaling. You don’t have to be the landlord to profit.
